What law governs home inspector licensing and training in NJ?

Home inspector licensing and training in NJ is governed by NJAC 13:40-15, which implements the Home Inspection Professional Licensing Act. Under NJAC 13:40-15.1 – Purpose; Scope; Applicability, these regulations apply to licensed home inspectors and applicants for licensure and establish the standards for education, field mentoring, licensure, and professional conduct.

Is NJ Academy of Home Inspectors approved in NJ?

Yes. NJ Academy of Home Inspectors (NJAHI®) is a New Jersey–based home inspection school that provides education and training in accordance with New Jersey home inspector licensing law, NJAC 13:40-15, and applicable Standards of Practice. The curriculum is structured to align with state licensing and regulatory requirements.

Does this program meet New Jersey licensing requirements?

The basic home inspector licensing program is designed to satisfy the 140 hours of required classroom education and provides guidance toward completion of the mandatory 40 hours of field mentoring required under NJAC 13:40-15. All requirements must be completed in accordance with state law and school policy.

Are your instructors licensed home inspectors?

Yes. All instructors for the basic licensing program are licensed New Jersey home inspectors. Each instructor actively practices home inspection within the scope of their individual license, in compliance with NJAC 13:40-15 and applicable Standards of Practice. Students are taught by inspectors who are currently licensed and operating in the field—not by unlicensed presenters or individuals removed from active inspection practice.

Do instructors actively perform home inspections?

Yes. All NJAHI instructors actively perform home inspections as part of their professional practice. All inspection activity is conducted within the limits of the instructor’s license, in accordance with New Jersey law and Standards of Practice. This ensures instruction is based on current, real-world inspection experience.

Is NJ Academy of Home Inspectors veteran owned?

Yes. NJ Academy of Home Inspectors is a veteran-owned and operated school. The Academy is founded and directed by a veteran with more than 20 years of service, whose leadership reflects a long-standing commitment to professionalism, accountability, ethical conduct, and strict adherence to regulatory compliance. That experience directly influences how the program is structured, taught, and administered, with an emphasis on discipline, consistency, and meeting established standards.

Are classes in person or online?

The basic home inspector licensing course must be taken live, either:

  • In the physical classroom, or
  • Live via Zoom
  • Attendance is required for all licensing coursework.

NJAHI also offers self-paced and on-demand courses, but these are not the basic licensing program and are used for additional certifications, continuing education, and supplemental training.

Are classes recorded?

The basic licensing course is not recorded and cannot be recorded. Students must attend live, either in person or via Zoom. Recording of licensing classes by the school or by students is not permitted. Self-paced and on-demand courses offered separately are delivered through NJAHIonline.com and are clearly identified as non-licensing courses.

How long does the program take to complete?

The classroom portion of the basic licensing program follows a structured, ten (10) week format. Completion time depends on attendance and participation. Eligibility for field mentoring begins only after completing five (5) full weeks of classroom instruction and is subject to inspector availability, student preparedness, and training volume.

What is NJAHIonline.com?

NJAHIonline.com is the Academy’s online training platform used to deliver self-paced and on-demand courses for additional certifications, continuing education, and specialized training. These courses are separate from and do not replace the live basic licensing program required under NJAC 13:40-15.

Will this program prepare me for the National Home Inspector Examination (NHIE)?

Yes. The basic licensing curriculum is designed to prepare students for the National Home Inspector Examination (NHIE) by focusing on systems knowledge, inspection methodology, report writing, and applied understanding consistent with New Jersey practice.

Do you teach inspection report writing?

Yes. Report writing is a core part of the basic licensing curriculum. Students are trained to produce clear, accurate, and defensible inspection reports consistent with New Jersey Standards of Practice and real-world inspection expectations.

Can I perform home inspections after completing the class?

No. Completion of classroom education alone does not authorize an individual to perform home inspections. New Jersey law requires completion of all education, field mentoring, examination, and licensing requirements under NJAC 13:40-15 before performing inspections independently.

Do you issue a certificate?

Yes. In accordance with New Jersey home inspector licensing law (NJAC 13:40-15), the educational requirements consist of two separate components, and two separate certificates are issued upon successful completion of each requirement.

Students must successfully complete both components of the program in order to receive both certificates. Neither certificate, individually or together, replaces a New Jersey home inspector license, which is issued solely by the State of New Jersey after all statutory requirements are met.

Is prior construction or inspection experience required?

No. Prior experience is not required. The program is designed for individuals new to the profession as well as those with construction or related backgrounds seeking formal licensing and professional training.


Is there a time limit to complete the program?

Yes. All students must complete the program within the time limits stated in the registration agreement and school policies. These limits are enforced uniformly and consistently to remain compliant with NJAC 13:40-15.

Can I transfer hours from another school?

Transfer requests are reviewed on a case-by-case basis and must meet New Jersey regulatory requirements under NJAC 13:40-15. Approval depends on documentation, curriculum equivalency, and compliance status.


What happens if I don’t complete all requirements?

Certificates, documentation, and licensing guidance cannot be issued unless all coursework, field mentoring documentation, and required forms are completed in accordance with school policy and New Jersey law.

Do you assist with the licensing process?
